Owners is very nice, and neighbors are respectful of others space and privacy, but unfortunately that's the only thing positive to say about the place. The on site property manager is extremely rude and refuses to take action of situations that are park responsibility. If you value your sleep definitely don't stay there because the train comes through around 3-4am blowing the horn and the park is almost bumped up to the tracks. The washers and dryers are over priced for how small and inefficient they are. They are small appliances and to get clothes dry you have to run the cycle 2x. Not allowed to have outside rug or deck if wanting to stay long term although many others have said items. They charge each resident a different price per kwh of electricity. Definitely more convenient and better quality parks down either side of the road that are much closer to both Waco or Temple. NOT KID FRIENDLY!! Check local criminal listings before deciding to stay if you have a family.

Great place to stay! We came here for a job, ALL area RV parks were full. The people that run this park were so friendly. They found room for us to park our RV for a couple of days. They also put us first on there waiting list due to us being in the area for a solar job. VERY NICE & FRIENDLY SERVICE!!

Had to stop and recharge my son's Tesla. A trip I will never forget. The place was very friendly and personable. Even let us cool.off in the laundry room.

Had to kill the black widow spider (in the box in the ground for) water hook up. Full hook up present. Run down park on a hill, no trees. Many full time residents. No grass, weeds needed mowed. No shower. No pool. Recommended for a night when nothing else is available.
