I'd say Roman is the best Realtor in Waco, but the truth is he may be the best in the country. Roman is the rare professional who goes the extra 100 miles for his clients. Not only did he Negotiate the purchase of our home down over $100k, he sold our existing home in 2 days. At a time when the market has slowed, when houses are on the market for months with countless price drops. Not Roman, we were fending off offers and sold our house well over asking with a cash offer. I am not a reviewer, just a person in awe of one the best experiences in my life. Roman patiently showed house after house for nearly 2 years, traversing 100s of mile around the Waco area. He knew exactly what we wanted and he found us our forever home. There is no other choice, you must use Roman as your realtor. I am happy to say he will always be my realtor and now, my friend. I am so pleased to write a review of our experience with Roman to hopefully help others make their realtor decision easier. I want to start by saying that we can totally recommend Roman as a realtor and that if we were to need realtor services again, we would definitely choose him again. When we started our home selling process we knew from past experience that it was going to be a lengthy and involved process and we kept putting it off as much as we could, but we have a big family and our house was becoming way too small for us so we decided to go for it. When we chose to go with Roman, we knew about his good reputation, and from his online presence he seemed like someone we would like to work with. Well, working with him only confirmed what we expected and then some. First, our home sold very fast and for more than we realistically expected. Roman has an excellent eye for staging your home and making it look its best. We had our first showing within an hour of being in the market and that couple ended up being our buyers. I know that this will not be everybody’s case as remarkable as it was, and that it is probably too high of an expectation to have, but I am just referring it as it was. In my opinion, if a home did not sell as fast with Roman, it probably wouldn’t have sold faster with anybody else. Now, we expected the home buying process to be a little trickier given our family size and our particular budget situation, which allowed for something somewhat higher than average but still below the homes we were wishing to get, in terms of size, location, personal preferences, etc. In this type of situation I totally recommend listening to Roman and his experience, because doing so really paid up for us: we had our eyes set in a home that on paper had what we were looking for and even at a price we could afford, Roman, on the other hand, thought that it was significantly overpriced (and in hindsight, I agree that we were willing to pay it probably because we were so glad to find something that checked our boxes within our budget, that didn’t let us see things objectively). When we tried to purchase that home, and luckily of us, the seller was not very reasonable and the deal did not happened. We were obviously disappointed at this point because we had just sold our home and we were in need of another place to stay. Luckily, things worked out for us because Roman had the good judgment to realize that at that point, at the end of the summer, many of the more expensive homes that we were not even looking at due to their price, had begun to be marked down significantly, and that this could possibly open the door for a whole lot of higher options that we were not considering. And that’s what ended up happening. We found a home that was an excellent fit for us in every regard, and which Roman negotiated down to within our budget (100k lower than asking) at almost the same we were willing to pay for the first, overpriced house, but which offered a whole lot more in terms of everything. You can just imagine our delight. On top of everything, and to finish my review, I can say that professionalism and savvy is not all that Roman can offer to your home buying experience. Throughout the process, which admittedly, our case was not an easy one with many suitable options, I always had the impression that it was not just a business transaction for Roman, and that he sincerely cared to do his best to give our family a great outcome, making sure that everything down the finer wrinkles were straightened, even when it worked against his own profit. In the end, as I said before, you can never go wrong working with Roman, I wish you a great home buying experience.

I cannot say enough good things about Roman! We used him to both sell and buy another home. Even in a tough market, he got our home sold quickly for a great price and negotiated professionally for a great price on the home we were buying.
