EXTREME BIOHAZARD & REPORTED TO HEALTH DEPT — AVOID THIS PROPERTY! DECEPTIVE STAFF PRACTICES —I checked into this property and was met with completely unacceptable, hazardous conditions. The bed completely lacked sheets, exposing a heavily contaminated mattress covered in prominent, old blood and bodily fluid stains. To make matters worse, the housekeeping crew’s dirty, used cleaning gloves were simply left discarded on the bathroom counter. The front desk staff offered to move me to a different room, but I firmly declined. These unsanitary conditions were clearly systemic across the entire property, making alternative options completely uninhabitable. Furthermore, management completely neglects basic facility standards, allowing individuals to walk barefoot through the public lobby and common areas without any intervention. The hotel is filth and is not safe at all! When I brought this to the front desk, the level of service was entirely unprofessional. I was intentionally delayed and ignored under the false pretense that the clerk was calling a manager. When I finally called the manager's line myself from my car, the front desk clerk answered the phone and actively attempted to fake her identity and impersonate her supervisor to deny me a refund. Choice Hotels Corporate Case #13478527 has been opened, and a formal complaint has been filed with the Waco-McLennan County Public Health District along with full photographic evidence of the blood biohazard. Do not trust this facility with your safety or your money.

This was by far the nastiest hotel I have ever seen in my life. Here are the worst parts I witnessed: Trash everywhere outside, Homeless people walking around the parking lot, Absolutely filthy inside around the Office, Trim falling off the elevator, blood On the walls and the floor, The stench of marijuana was everywhere, As were the tenants as they are openly Drinking and smoking in the hallways and around the building. I was super tired when I checked in at midnight, But I was very nervous leaving my vehicle outside due to all of the extra people outside and the lack of lights, but I went up to the room because I needed some sleep. When I got to the room, It appeared whomever checked out of the room had just done so and the room was not cleaned at all. The bed was made, even though it only had a bed cover and sheet with no blanket. The toilet was filthy and full of the last person’s Urine. Paint was falling off the wall, Dead bugs were around on the shelves and the floor was absolutely disgusting. This is a place that you should avoid no matter what the cost is because I got in my truck, Drove to an empty parking lot and went to sleep in my truck and it was better and safer than staying at this hotel. It is the absolute worst I ever seen. It doesn’t even Appear old. It’s just disgusting. Don’t ever stay Here. Ever. That’s it.

Super friendly and accommodating staff. Rooms are large with plenty of room. Nicest staff in Waco. Location is great. I can walk to the store right across the street. Water pressure is amazing. No faults that I can think of. Would definitely stay again. Last thing...they are currently renovating so the place might not look 5 star but don't let that fool you. They are working hard to update everything.

This is not a true 5 star hotel.... but I gave this place 5 stars for a couple of reasons. One is the room offers everything that we needed for our stay, including kitchen area and fridge. Another is you can tell that this is a working man's hotel, for the working people, that don't need super fancy, just a shower and bed. And that is great. Plus, the location is great, right of 35. It's not the super fancy, but it gives you more than what you need for a night's sleep...

I travel for work. I stay in a hotel 2 X a week. This is the worst hotel I have ever stayed in. It smells of mold and cigarettes. Not just my room. THE ENTIRE HOTEL. Ok fine I’m staying at grandmas tonight who smokes 12 packs a day I thought. Then I get to my room…. MOTHER OF GOD. The drawers were held together with duct tape and dry wall screws…. Dirt on the floor, beds were made lol, at least they did that. EVERYTHING IS DIRTY, except the toilet which I thought was weird. I stayed one night and said I’m done. Waited 30 min at the front desk until someone showed up to so I can check out early. Never again wood spring never again.
